Every figure below comes from sale transactions registered with the Dubai Land Department and dated inside Q4 2025. Mortgages and gifts are excluded; the register's own record of a sale is the only source.
The Land Department registered 57,623 property sales in Q4 2025, worth AED 186.76B in total, across 143 communities. That is 15% more than the same quarter a year earlier.
The median sale was AED 1,489,828 at AED 1,744/sqft, 11.7% above the same quarter last year. 68% of sales were off-plan.
Al Barsha South Fourth was the busiest community with 4,690 registered sales, while Business Bay took the most money at AED 10.96B.
Against the previous quarter, Jumeirah First rose 160% to 151 sales, while Trade Center First fell 83% to 54.
