Every figure below comes from sale transactions registered with the Dubai Land Department and dated inside Q1 2026. Mortgages and gifts are excluded; the register's own record of a sale is the only source.
The Land Department registered 47,773 property sales in Q1 2026, worth AED 176.17B in total, across 142 communities. That is 5% more than the same quarter a year earlier.
The median sale was AED 1,725,000 at AED 1,758/sqft, 12.8% above the same quarter last year. 65% of sales were off-plan.
Al Barsha South Fourth was the busiest community with 3,142 registered sales, while Al Yelayiss 1 took the most money at AED 12.90B.
Against the previous quarter, Al Safouh First rose 800% to 459 sales, while Al Safouh Second fell 81% to 56.
